Orientation

All counseling services and workshops are free!

Many working families and individuals hope to purchase a home some day, but they may need education and counseling to understand how to get ready for this new adventure.

During our Orientation and Homeownership workshops, participants learn how to assess their readiness for purchasing a home. Working in partnership with qualified volunteer instructors from the real estate and mortgage industries, our professional staff help prospective homebuyers to understand the roles and responsibilities of real estate and loan agents, processors, underwriters, escrow officers, et al. Participants learn how to negotiate the sometimes confusing or dangerous waters of the homeownership process. We also teach you about the many down payment resources available designed to increase your purchasing power in the market.

Counseling

Our counselors will work free of charge! Our counselors will help you decide if you are ready to purchase a new home.

After you have attended the Orientation, you will be invited to meet with one of our Homeownership Counselors. If you need help with budget or credit issues, the Counselor will help you to address these.

We provide ongoing workshops in homebuyer education, and offer one-on-one counseling for prospective first-time homebuyers. After you have attended the Orientation, you will be invited to meet with one of our Homeownership Counselors. When you are “mortgage ready”, you will be scheduled to attend an eight-hour Homebuyer Workshop. During this session, you will learn more about the homeownership process and receive many helpful hints on how to buy the right home.

Many first mortgage lenders, including NHSSV, require borrowers to attend this workshop to ensure that they understand their rights and responsibilities as homeowners and as borrowers. Participants earn a Certificate of Completion. You will need to present this certificate to your lender when you apply for a mortgage loan.
