Neighborhood Housing Services Silicon Valley (NHSSV) is a 501(c)(3) nonprofit corporation providing programs and services that promote and support responsible home ownership as a means of revitalizing lower-income neighborhoods. NHSSV was organized in 1995 by a group of local citizens with support from the City of San José Department of Housing. The organization operates under the auspices of the congressionally established NeighborWorks America (NWOA) (formerly, Neighborhood Reinvestment Corporation). As such NHSSV receives training, technical assistance and core funding from NR, and participates in a national network of over two hundred community-based organizations dedicated to neighborhood revitalization.
Over the past seven years, NHSSV has established and operated a homeownership center, designed to provide prospective first-time homebuyers with the knowledge and resources they need to be successful in their quest for purchase a home. To date, NHSSV's HomeOwnership Center has educated and counseled over six thousand prospective homebuyers.
NHSSV is a licensed real estate sales broker and mortgage banker. In 2004, it became the first and only non-profit in California to be approved as a direct lender by the California Housing Finance Agency (CalHFA).
In addition to programs that promote homeownership, NHSSV, with the support of the City of San José, has launched an Acquisition, Rehabilitation, and Resale program in the City's twenty Strong Neighborhoods Initiative Areas. Through this effort, the organization is acquiring blighted properties, rehabilitating them fully, and selling them to low- and moderate-income first-time homebuyers. NHSSV also helps residents to improve their neighborhood through volunteer based Pride Days, featuring neighborhood cleanup and house-painting events.
NHSSV has also launched its first new construction projects in central San José, Villa Almendra, Phases I and II. These projects will bring seventy five affordable homes to San Jose's low- and moderate-income residents.
NHSSV is supported by a variety of grants and contracts and through fee-for-service revenue derived from its lending activity. The organization is a partner with the City of San José, which supports the operation of the HomeOwnership Center; administers the Below Market Rate Program for the City of Santa Clara and Los Altos; is the preferred lender for the City of Santa Clara 1st Time Homebuyer Program; offers weekly programs for the City of San José, and administers the Home Venture Fund loans for the City of Union City. Additionally, it receives annual contributions and grants from the Neighborhood Reinvestment Corporation, Union Bank of California, Washington Mutual Bank, Wells Fargo Bank, Greater Bay Bancorp, State Farm Insurance Company, and others. |
